A Nairobi residential property required ongoing assurance that its security systems — CCTV cameras, an electric fence, and an alarm and panic button network — would be maintained to a consistent standard with faults addressed within defined and contractually binding timeframes. A one-off installation relationship was insufficient. Without a formal SLA, faults were reported informally, response times were unpredictable, and critical systems could remain compromised for extended periods without accountability. The property management had no single identifiable support contact and no documented escalation path — meaning that when something failed, recovery speed depended entirely on ad hoc engineer availability.

The Intervention

Nine One Two Holdings entered into a formal CCTV Maintenance Service Level Agreement with the property, effective 1 June 2022, covering three service categories. First, CCTV system maintenance: ensuring all cameras were operational within existing installation conditions and that continuous recording was active. Second, alarm and panic button testing: periodic live testing of the panic button to verify that the response team received and acknowledged the trigger correctly. Third, electric fence verification: confirming that the perimeter fence was functioning and providing its intended deterrent and detection capability.

Response commitments were contractually defined: 912 committed to acknowledging any reported fault within 4 hours, initiating corrective actions within 24 to 48 hours, and targeting full resolution within 48 hours. Cases exceeding 48 hours due to factors outside 912's operational control would be proactively communicated with an estimated resolution time. The SLA included a clearly documented exclusions schedule — natural disaster damage, unauthorized tampering, and external power disruptions — ensuring both parties understood the scope boundary precisely. An annual review clause allowed terms to evolve as the property's security infrastructure changed.

The agreement was executed at KES 2,400 per quarter, giving the property predictable maintenance expenditure on a recurring basis. With a 4-hour acknowledgement window, a 24 to 48-hour corrective action commitment, and a 48-hour resolution target, the property could quantify the maximum exposure period for any security system failure and plan its own response accordingly. The SLA model replaced informal communications with a documented service relationship, named support contacts, and a structured escalation chain in place of ad hoc engineer calls.
